About Design/Build

process3.gifDesign/Build is an ancient approach to construction which is now making a resurgence. It can be traced back to ancient times. The Partheon and the Theatre of Dinoysus were both constructed using the Design/Build approach. Utilizing one source for the design, engineering, and construction aspects only makes sense. The following will give some details on our process relating to Design/Build.

During the inital meeting we will introduce our company, the services we can offer, answer any questions you may have and determine if the Design/Build approach will benefit you. We will then discuss your needs, desired home, expectations and budget. Depending on your situation we may ask you to go qualify with the bank, offer advice on selecting a building site, or go to the site and give our thoughts on home type, placement, etc… No design work will be done at this time.

The second meeting will follow up on items that were in doubt at the close of the first meeting. The design contract and deposit will then be addressed. Once completed, work on the design and a preliminary estimate will commence.

There will then be numerous short meetings and phone conversations as the design phase moves forward. During this time we may ask you to “go shopping” and get a good idea of your product selections. This will aid us in giving a more accurate preliminary estimate.

Upon completion of the working drawings we will meet again, recieve the final payment, and begin work on the building specifications and construction agreement. We will then be able to give you a contracted price in lieu of an estimate. If you choose to have us build your home the fee charged for the working drawings and any other expenses we have been reiumbursed for will be credited against the first payment due to us during construction.

We feel this process protects us from theft of services and still enables us to offer our Design service free of charge to our clients.
